Talk with a lender before you begin your search. It is vital to know what you can afford. Whether it is your local bank or a mortgage company specializing in various mortgage programs, you must have a pre-approval letter prior to making an offer on a home.

Next, it’s time to decide where you wish to live. Commuting time to work, neighborhood character and schools are considerations. What qualities or amenities do you want in a home? It is often a good idea to make two lists—one with all you need in a home, and the other with “bonus” features that you could live without.

Inspections & Commitment

Once you have a fully executed contract (meaning both parties have signed and initialed changes) the clock starts ticking. Immediately make arrangements to meet with your lender, and schedule any home inspections that are specified in the contract.
